This quaint modern styled beach house is just over 1500 sq feet of cozy, efficient and all season living .Located minutes from the beach, and sitting in amoungst orchard trees, this charcoal cedar shaked home with white trimmed windows and inviting cedar porch looks like it has always belonged there. The challenge of accomplishing the client’s needs and wants into a small footprint was accomplished and every square foot was designed and maximized with great thought and outcome.

Inside, you are greeted by a staircase in engineered white washed oak and white risers, and a bright view of this dreamy beach house. The relaxing, neutral colour palette is simple and fresh and creates the perfect backdrop for the owner’s treasures. The 9-foot ceilings enhance this open floor plan. French doors open off the dining room onto a covered outdoor entertaining area with white plank porch ceiling giving it a Nantucket feel, and a farmhouse styled barn door give access to a cozy mudroom/ laundry area with wood- look tile floor for durability. Ship lapped walls add texture and style to thoughtful select areas of this home. The main level is complete with a small bedroom/den and full piece bath for guests and a quick rinse off area after a day at the beach. Tankless hot water reserves space and supplies hot water on demand. These beautiful tandem-style homes are situated on this unique property with an unobstructed view of Okanagan Lake, and are literally footsteps to the public beach and park across the road. An old single-family home on this 66x 149 ft. lot was taken down to accommodate two dwellings. The homes were built on spec and sold before completion. Adhering to, and respecting the City’s mandate for densification in a tasteful approach, the property was rezoned and a portion of the front yard was given to the city for road and a recreation path. The homes were designed and crafted to take advantage of the view, and at the same time provide privacy from their neighbor by staggering their frontages and deck space on second floor.

There are large detached garages at back lane access with 12 foot ceilings to house a boat, and are equipped with electric car plug ins.

The homes themselves are approx. 2600 sq. feet each, on two floors, and are provisioned with elevator shafts for aging in place. A large airy foyer open to the second story greets you. The kitchen and open great room floor plan looks out towards the lake and is a great space for entertaining, and enjoying the scenery. The use of crisp white cabinetry and walnut accents, lend to the beachy feel of the home. White shiplapped walls add texture and clean charismatic lines. Hobson Home 452

This modern/ industrial home is reminiscent of a character “Manhattan loft”. Combining many elements to lend to a new but timeless look. The flat roof home is nestled back from the road with gardens out front, and surrounded by the mature trees. Wood timbers, stucco, metal and extensive brick work symbiotically to create an eye catching, unique home.

This level entry home was designed for “aging in place”. The large bright entrance enjoys the brick façade which is carried through from outside- in creating an amazing feature wall that speaks for itself. Wide plank hardwood flooring span the home , fir cased windows, and a fir beam ‘floats’ above a custom metal ,single stringer, wood open rise staircase, with hammered steel handrails. An artists studio and guest suite are located up atop this feature staircase.

The kitchen boasts an extra large granite island completed by a custom stainless steel bakers bench. Opposing stainless steel countertops, stainless steel toe kicks and an aluminum tambour roll up utility cabinet create an commercial feel, while the contrasting colours of the cabinetry and the red back painted glass at the coffee niche create warmth and interest. A door off the kitchen accesses the herb garden /patio on the side of the home.

Drought tolerant plantings, and underground watering on timers reduces water consumption. Also a navien water system was installed. Spray foam was used in addition to regular insulation to conserve energy with heating and cooling.

The home is essentially main floor living with the master suite located at the back with access through large patio sliders to the patio deck, and hot tub. Widened hallways and doorways and minimal transitions lend to the ease of movement if a wheelchair access was required.

Hobson Residence

This modern yet charming 3400 square foot family home was designed perfectly to fit into it’s established, mature neighbourhood The exterior cedar shake and cedar siding combination, and the locally made custom oversized pivot barn board door lend to it’s organic feel. The entrance, dining and great room all boast 18-foot ceilings, accentuated by exposed steel beams. Large windows allow for beautiful natural light and a view to lovely yard and in ground pool. The kitchen area is nestled in with custom black ink stained white oak and painted white slab doors, and Caesarstone concrete finish countertops which create a clean sleek, clutter free area complete with ample storage. An Accordian serving window at the sink out to pool deck, and a TV hidden behind one of the hinged upper cabinets are clever additions to this home. A large pantry, mudroom, and laundry area are accessed through, and tucked away behind a wood barn door clad the same as the entrance door. This spectacular two story lakefront home maximizes its unique building envelope of a 50×450 ft. lot creating a interesting design. Every inch of this property was considered in this beautiful custom designed 4-bedroom estate. Manicured landscape looks mature as it envelops this modern contemporary white stucco and cedar plank, flat roof home. A grand entrance with pivotal fir front door, 21-foot ceilings, a unique cantilevered staircase ,and views straight through to the lake, welcome you. Natural light pours in through huge strategically placed windows. Light and privacy were achieved by frosting the north facing windows towards neighbours . Patterson Project

These “ brownstone” inspired single-family homes were created from a densification and reuse perspective on prime land. Older homes on large lots were taken down and the lots stratified to create two lots on each property for a total of six new homes. Four of which are completed and occupied and two more pre-sold and underway. The new homes now sit on 35×145 foot lots which provide front and rear yards which have been xeriscaped for today’s busy and environmental conscious. Detached garages are accessed by lane way at back of properties. There is ample space between the homes, and beautiful cedar fencing lends to the privacy of each home as well as the aesthetics.

The homes themselves feature a functional and unique floor plan complete with elevator shaft provision for aging in place. Roof top patios capture 360 degree views of the beautiful landscape, and provide yet another haven for relaxation. Energy efficiency in the form of spray foam insulation, TPO light reflective roofs, navien tankless hot water system and high efficiency HVAC systems have been implemented.

The homes floor plan includes a main floor living concept with master, laundry, and den on the main, access to front and rear patios, a large kitchen/dining and living space. Skylights and strategically placed windows allow for an abundance of natural light.
